ShowMojo’s new occupant-conducted showings feature is an upgrade of our tried-and-true showing acceptance functionality. The occupant can approve or decline the showing just like before. Then, with just the flick of a toggle, the occupant receives:
- Prospect details including name, phone number and email address.
- Showing updates like showing confirmation and cancelation.
The resident or owner conducting the showing now has everything they need for the best possible outcome in most any showing situation.

The Case for Occupant-Conducted Showings
Occupant-conducted showings might sound like a novel idea to many.
Nonetheless, even before this feature rollout, some ShowMojo managers and landlords have delegated their showing activity to residents and owners. Specifically, while the manager does the marketing and all the other leasing activity, the resident or the owner conducts the in-person showings.
This could be at the request of (or an accommodation to) any party. There could be an incentive for the resident to assist with showings. At times, it’s even part of a formal agreement in the lease.
When executed correctly, occupant-conducted showings provide a double benefit. First, showing activity (and showing costs) can be efficiently offloaded to the current occupant of the home. Second, showing of occupied homes can result in all the financial benefits of a Zero Vacancy Strategy. That’s something even the best executed self-showing strategy cannot touch.
