United Properties of West Michigan manages over 1000 single-family and small multi-family units in and around Grand Rapids, Michigan.
But before that — as the company grew into one of the largest property managers in West Michigan — United Properties’ cost to market its listings was increasing.
The choice was to either increase the rates they charged owners, or find a more efficient way to operate. The team at United Properties opted for the latter.

Klein and his team rely on Rent Manager to run the business. So any leasing platform they use must integrate.

“It’s as simple as I write out a few things [in Rent Manager] and I hit yes. And it just works. I don’t have to worry about is it on this website? Is it on that website? It’s working behind the scenes. You all take care of it,” Klein said.
Plus, ShowMojo “listens” for changes in Rent Manager, such as new listing announcements or rent reductions. These changes trigger ShowMojo’s tailored marketing campaigns, which get served to the most relevant leads.
To do that without ShowMojo, Klein said, “We’d have to hire a marketing assistant to be able to send out all those emails. ShowMojo is essentially our campaign manager. It saves time, labor, and honestly does a better job in certain tasks than humans ever could.”
He continued: “Let’s say, for example, I have to do a market rent reduction. So it syndicates over to ShowMojo and ShowMojo then notifies anybody that’s ever touched that listing that there’s been a price reduction.”
Because they don’t have to lift a finger, this saves time for Klein and his team. And it gets listings back in front of prospective tenants, which improves engagement and reduces vacancies.

Klein worked at Verizon for 15 years. And according to him, the average call length is about four minutes, regardless of industry.
Given that Klein’s team schedules 200 showings per month, that’s 800 minutes (or 13 hours and 20 minutes) ShowMojo saves each month through automated scheduling.

These emails are fully customizable and can include days on market and report period as well as the following four configurable data tables:
- Recent Showing Activity: Provides totals for leads collected, showings scheduled, and showings conducted during the past week.
- Lead Funnel Analysis: A funnel-based set of totals that displays the rate at which leads convert into scheduled showings and scheduled showings convert into actual showings.
- Lead Source: A full list of known (and sometimes unknown) sources of the leads related to the listing.
- Prospect Feedback: A summary of all prospect feedback on the listing.
