Nathan Fisher founded Aligned Properties Group in 2020 and now manages about 430 doors, primarily small multi-family buildings and single-family homes in the greater Cleveland area.
In early 2023, with 280 units under management, Fisher and his team were inundated with phone calls and scheduling showings. All this admin work took time away from important tasks like billing and accounting, communicating with tenants, and supervising vendors.
So Fisher started searching for a solution.

Another priority was to start using Self-Showing technology to offer showings at times when his team wasn’t available.
But he didn’t want to completely hand over his prospective tenants to an automaton.

The Hybrid Approach
The only solution for Fisher was a hybrid approach. Something that would handle leasing inquiries automatically, but provide a human touch when requested.
Fisher experimented with an AI chatbot and an alternative leasing solution, but ultimately chose ShowMojo with Live Answer and MojoLock Smartlocks.
While Fisher mostly relies on ShowMojo to facilitate a self-assisted scheduling and showing process, he can still offer live human assistance to those who want it. From June to August of this year Live Answer agents handled a monthly average of 387 calls for Aligned Properties Group.
The idea that he could offer self-showings, automate scheduling, and hand off most leasing calls without dehumanizing the prospect experience was very compelling.

Once ShowMojo was fully implemented, Fisher and his team started solving additional problems they hadn’t initially intended to.
Standardizing the Tenant Screening Process
While tenant screening helps uncover the ideal tenant, it can also open property managers up to liability issues if screening questions don’t follow the Fair Housing laws.

Every property is going to be very specific. For instance, there are some cities that have a source of income protection. And I would need to be able to be more specific. Some owners accept pets, some owners don’t. That kind of thing.

Softening the Blow of No-Shows
Since handing scheduling over to ShowMojo, Fisher avoids the time suck of no-shows.

According to Fisher, at least 50% of prospective tenants don’t show up to showings. Before ShowMojo, there was no Systematic Follow-Up to Prevent No-shows. Now, there’s a system:
- When the prospective renter schedules the showing, ShowMojo automatically sends them an email with showing details.
- 24 hours in advance of the showing, ShowMojo sends a confirmation via email or text.
- If the prospect doesn’t confirm the showing, ShowMojo tries to confirm again a few hours before the showing. If there’s still no response, the showing is canceled.
ShowMojo sends messages for when somebody cancels, so those showings come off my calendar and I won’t see it anymore. So I won’t waste my time. I’ll be able to sit down, go to a coffee shop, get some work done, and focus on something else.

Simplifying Resident and Vendor Access
Putting ShowMojo’s MojoLocks on units has allowed Fisher to do two things:
The first — he and his team never have to drive out to a unit to allow a tenant back into their property because they locked themselves out. The Tenant Can Just Use Their Access Code or the ShowMojo app to Bluetooth unlock their door.
The second — since ShowMojo provides an option for one-day access codes, tenants who can’t be on-site when a contractor comes through can just give them the code so they can do their job.
