Denisse Garcia is the leasing and marketing manager every property management company wishes they had.

A marketer by trade, she wears many hats at Logical Property Management (LPM). She’s involved with showing technology implementation, reporting, and rental sales and marketing.

Whichever hat she’s wearing, though, success hinges on one outcome: maximizing rent revenue from the almost 700 single and multi-family doors the company has under management.

The Immovable Object: Entrenched Tech

90 percent of Logical Property Management’s units are self-show. So an intuitive, prospect-driven scheduling and showing process is critical to minimize market times.

But for years, LPM’s efforts to facilitate the showing process were stymied by the software the company previously used.

The old solution was very complex. I had to do long video tutorials for prospects to explain how to schedule online and self-show — still, people had problems. The software made them create a profile and we couldn’t disable the option to require credit card information.

Even when prospective renters could secure a showing, the trouble didn’t stop. LPM’s marketing team was inundated with calls and emails from people who needed help navigating the system.

Fortunately for Garcia, her boss and managing partner of LPM, Drew Sygit, is always looking for better solutions, which is where keyless access came in.

The Unstoppable Force: Leasing Automation + Keyless Access

When Sygit started pursuing a switch to keyless access, he ran into a technological brick wall.

The existing system couldn’t accommodate keyless, and missing keys were one of LPM’s biggest Self-Showing headaches.

ShowMojo appealed to Sygit because it solved two of LPM’s biggest problems:

  1. Missing keys would no longer be an issue thanks to keyless access via Smart Access with native MojoLocks and third-party smart locks.
  2. The prospect experience would be greatly improved thanks to a more intuitive process, leading to higher conversion rates and reduced administrative work.

For Logical Property Management, keyless entry, along with ShowMojo’s ecosystem of Real-Time Access Management, Improved Labor Efficiency, and Enhanced Security Protocols, had an impact across the entire business.

Completed Showings Increase by 50%

Before rolling out ShowMojo to all of its clients’ properties, Logical Property Management did a pilot project in which they implemented the system on select properties first.

Once they were comfortable, LPM’s marketing team made the switch on all units under management. A month and a half later, the ShowMojo rollout was complete.

When we started working with ShowMojo, I saw a very dramatic change. I started to see more completed showings. The prospects are less confused. We get a lot fewer complaints. And today we’re seeing 50% more completed showings than before ShowMojo.

While a more intuitive scheduling process undoubtedly led to a higher rate of showings for LPM’s properties, there’s more to the story.

ShowMojo also increases conversions with features like Dynamic Prospect Nurturing, which maximizes every one of LPM’s leads by automatically:

  • Emailing prospective renters to inform them of rent reductions on listings they inquired about.
  • Emailing every lead who expressed interest in a similar listing when a new listing is posted.
  • Directing prospects to schedule a showing at a similar listing if the listing they inquired about goes off-market.

Taking the Edge Off the Self-Showing Experience

Whether it’s turning on a television or accessing a property via a smart lock, some people struggle with technology. But there are levels to this problem.

On the old system, Garcia remembers the extensive conversations LPM’s staff had to have with prospective renters:

When a prospect has trouble getting into the property I make a video to help them. With our other system, the video I had to make was very long and complex. When I started to use ShowMojo the videos I made were easy, maybe 20 seconds long. It’s so simple. And I don’t have to make them as often.

Now prospects enjoy a better self-showing experience. And the LPM marketing team can focus more of their time on higher value activities, like reporting on listing performance.

Custom Reporting Saves Hours, Improves Owner Relations

Once all of the properties LPM was leasing were on ShowMojo, LPM had a Treasure Trove of Data at their fingertips.

Listing views, inquiries, scheduled showings, and submitted applications all flowed through ShowMojo.

So Sygit and Denise went deep into figuring out how to use this data to improve KPI tracking and communications with owners through reporting. Sygit and Garcia even worked with the ShowMojo team to create a customized dashboard, which LPM uses to generate reports weekly.

I used to spend at least an hour putting these reports together. Most of the time I could only do it every two weeks but since it’s so easy to do now every week is no problem. I can show the owners the data to make my case for leasing decisions — reducing rent, making repairs, and things like that.

LPM’s staff also loves the qualitative feedback they get from prospective tenants in the Showing Feedback Surveys. This feedback is especially useful for showing owners what repairs are affecting their properties’ marketability.

And to top all that off, Garcia is a regular attendee of the ShowMojo Data Talks, where she learns about historic trends, future indicators, and the latest innovations in the leasing market which she shares with the rest of the LPM staff.

Making the Switch to ShowMojo

A year after switching to ShowMojo, Logical Property Management can look back proudly on how they have maximized the use of ShowMojo to:
