How does ShowMojo work?
When a prospect inquires about a rental — by phone, email, or text — ShowMojo responds automatically with customized messaging and presents available showing times based on your configured availability. The prospect self-screens by answering your qualification questions, selects a time, and receives automated confirmations and reminders. For self-guided tours, ShowMojo coordinates property access through integrated smart locks or lockboxes. After the showing, it follows up automatically to collect feedback. Your team is involved only when the situation calls for it.
Who is ShowMojo designed for?
ShowMojo is software built for the full range of residential property management: individual property managers managing single-family homes, growing property management companies, large portfolio operators with thousands of doors, and dedicated leasing shops. Both single-family and multifamily properties are supported. Plans scale with your portfolio — based on either average on-market listings (for smaller portfolios with faster turnover) or units under management (for larger portfolios).
Does ShowMojo work in Canada?
Yes, ShowMojo works in Canada and has served Canadian property managers since 2013. Nearly all of ShowMojo’s platform features are available to Canadian customers. Phone and text-based prospect communication features operate in both the U.S. and Canada.
Showings, Scheduling & Self-Guided Tours
What is a self-guided tour for a rental property?
A self-guided tour is a showing where a prospective renter visits and tours a property independently, without a leasing agent present. Access is granted through a digital lockbox or smartlock using a time-limited code delivered through the ShowMojo scheduling flow. Self-guided tours are available during any hours you configure — including evenings and weekends — which removes scheduling friction for serious prospects. ShowMojo’s identity verification, phone validation, and geolocation controls make the process secure for both the renter and the property.
How does automated showing scheduling work?
ShowMojo automatically responds to every prospect inquiry — by phone, email, or text — and presents available showing times based on the scheduling rules and availability you configure. Prospects self-select a time, answer your pre-screening questions, and receive automated confirmations and reminders throughout the process. No staff coordination is required for the scheduling itself. ShowMojo supports both accompanied showings (routed to the appropriate agent’s calendar) and self-guided tours (with property access coordinated through integrated lockboxes or smartlocks) as well as tenant-occupied showings.
What is the MojoBox digital lockbox?
The MojoBox is ShowMojo’s proprietary digital lockbox. It’s battery-powered, weatherproof, and doesn’t require a WiFi connection. The MojoBox offers flexible access codes that fit any need, it’s operable in extreme hot and cold, and the removable mechanical shackle makes the MojoBox ideal for both temporary and permanent placement.
What is the MojoLock smartlock?
The MojoLock is ShowMojo’s smartlock deadbolt — a permanent door lock replacement that generates time-limited access codes for self-guided tours and other property access needs. Unlike a portable lockbox, the MojoLock installs directly on the door and doesn’t require a physical key handoff. It’s the right choice for properties where a permanent smart access installation makes more sense than a portable lockbox.
Can I screen prospects before they schedule a showing?
Yes. ShowMojo’s pre-screening tools let you ask any legally permissible questions — income requirements, pet policies, move-in timing, and more — before a prospect can book a showing. Screening can be required as a hard gate or configured differently by listing or listing group, giving you precise control across a mixed portfolio. Prospects who don’t meet your criteria are automatically blocked from scheduling with a polite message. This reduces unqualified showings and keeps your team focused on serious, qualified leads.
How does ShowMojo reduce showing no-shows?
ShowMojo attacks no-shows at multiple points in the scheduling flow. Prospects receive automated confirmation and reminder messages via text and email leading up to the showing. ShowMojo also supports a prospect pre-confirmation step — the showing agent doesn’t leave for the property until the prospect confirms they’re on their way, which dramatically reduces wasted drive time. If a prospect cancels, they’re automatically prompted to reschedule rather than simply drop out of the funnel.
Listing Syndication
What is rental listing syndication?
Rental listing syndication is the process of automatically distributing a single rental listing to multiple Internet Listing Sites (ILS) simultaneously — so a listing you create once appears on Zillow, Trulia, HotPads, Realtor.com, and dozens of other sites without manual re-entry on each platform. ShowMojo automates syndication as part of its core leasing workflow. With one-click syndication to 50+ sites, your listings get broad visibility the moment you’re ready to market a unit.
Where does ShowMojo syndicate listings, and can I control which sites?
ShowMojo syndicates to 50+ rental listing partners, including Zillow, Trulia, HotPads, and Realtor.com as anchor destinations. You can control which sites a listing is syndicated to through your Listing Site Settings — you’re not locked into an all-or-nothing approach. Zillow’s feed also distributes to Trulia and HotPads as part of their network, so syndication to Zillow extends your reach across those properties as well.
Can ShowMojo automatically import listings from my property management software?
Yes. ShowMojo integrates with a wide range of property management platforms and syncs listing data automatically — including detecting when a unit goes off-market and routing prospects to other available listings. Two-way sync is supported with AppFolio, Buildium, Rent Manager, and Entrata; one-way import is supported with Yardi, RentCafe, Rentvine, Rentec Direct, HeroPM, Tenant Cloud, and others. This eliminates manual re-entry and keeps your listings and availability current without extra effort.

ShowMojo integrates with a broad range of property management systems. Two-way sync (import listings and push lead/showing data back) is available with AppFolio, Buildium, Rent Manager, and Entrata. One-way import is supported for Yardi, RentCafe, Rentvine, Rentec Direct, HeroPM, and Tenant Cloud, among others. ShowMojo also supports Zapier for connecting to tools outside the direct integration list, and offers a public API and webhooks for custom data workflows.
Does ShowMojo have an API?
Yes, ShowMojo has a public API that supports programmatic listing management — including adding listings, taking them on or off market, and integrating ShowMojo data into external workflows. Does ShowMojo offer a free trial?
No ShowMojo doesn’t offer a free trial that gives you full access to the platform for the trial duration. You can schedule a demo with ShowMojo to see how the platform fits with your leasing process.
What kind of support does ShowMojo provide?
ShowMojo provides email support to all accounts, live chat support during regular business hours 8 a.m. to 8 p.m. EST. Phone support is also available upon request. All new accounts go through an onboarding process: automated account setup followed by a one-on-one configuration call to get your workflow dialed in.
