When Jeff Cirkus bought Falcon Property Company in 2020, he wasn’t buying a turnkey operation. The Colorado Springs firm had been founded in 2006 and the portfolio was, in his words, a little all over the place.
Six years on, Cirkus has grown Falcon from roughly 220 doors to 260 and narrowed its focus to well-maintained, three- and four-bedroom single-family homes with a garage and a yard.
To do that in a soft, price-sensitive market where vacancy is expensive, Cirkus has to lease fast and run lean. ShowMojo helps him do just that.
Why Self-Showings Became Non-Negotiable
When Cirkus arrived, Falcon still ran some agent-led tours on furnished units and properties with shared hallways. Those accompanied showings drew a show-up rate of just 30 to 33%, he estimates.
His staff burned time waiting on prospects who never came, until a transition to self-guided touring fixed that. Today, more than 98% of Falcon’s tours are self-guided.
The labor savings were one thing. But this shift also helped Falcon cater its touring schedule to prospects’ preferences. And that showed up in the touring data.
According to Jeff, most tours happen after hours now. He puts the split somewhere between 60/40 and 70/30.
“People want to see a property on next to no notice, on their way home from work, over the weekend when they have the time. It’s a huge benefit to have that technology — and have it be reliable.”

The convenience for his company and his prospects reshaped what Cirkus is willing to take on. “We won’t manage a property that doesn’t have the ability to have self-guided tours,” Cirkus explained.
Letting the System Guard the Door
Unattended access raises an obvious question: how do you trust what’s happening at the property when no one’s there?
That’s where Falcon leans hardest on ShowMojo’s configurability.
Cirkus relies on geotagging to confirm a prospect is actually at the home, alerts when a prospect doesn’t confirm they’ve locked up after a showing, automated ID screening, and his own custom pre-screening questions layered on top.
And he uses static codes to let vendors in when needed.
Cirkus explained, “Before that rolled out, we had to have someone monitoring nights and weekends. Now we’re confident in how it’s screening and approving — we’re comfortable letting it do its own thing.”
He’s tuned the rest of the system to match how his team works, too — auto-replies when a lease is signed, automated lead responses, and notifications pared back so his lead manager can focus on prospects instead of pings.
Every Tuesday, a Reset
Cirkus also turned ShowMojo pre-built reports into a weekly rhythm with his owners. Every Tuesday, ShowMojo sends each owner a report on leads, showings, and feedback, populated automatically through Falcon’s two-way AppFolio sync.
“We have ShowMojo send a report directly to our owners every Tuesday — how many leads, how many showings, and any feedback. We supplement that with a game plan from their property manager,” Cirkus said.
The same data tells him when to act.
Fewer than about 15 leads on a single-family home — or 10 on a small multifamily unit — is his signal that something’s off.
Heavy lead volume with weak tour follow-through points to condition; thin traffic across the board points to price.
Reading that early is how Falcon keeps homes moving while other operators let listings sit.
Why He Never Switched
Over the years, Cirkus has looked at a handful of competing platforms and keeps arriving at the same conclusion. “The reliability, the security features, and the customizability are second to none on ShowMojo — along with the customer support,” he said.
Glitches are rare, he says, and when something does need working through, the team is responsive.
For an operator who prizes keeping his finger on the pulse, that mix of control and support is the whole point.

What started as an inherited tool has become the backbone of how Cirkus runs his business. It’s also a partnership he intends to keep.
