How ShowMojo Is Making Rental Pricing Transparency Easier
A handful of states and cities recently passed legislation that requires specific fee disclosures and more explicit all-in pricing. More localities may soon follow.
In response, ShowMojo rolled out an update that helps property managers display pricing and fees in line with new rules, without sowing chaos across the leasing workflow.
Why the option to disclose fees matters
Disclosing fees and all-in pricing is trickier than it sounds because it’s a moving target with operational constraints.
Fee structures can vary across a portfolio by market and unit type. Additionally, fees, and the rules governing fees, change over time. If you must enter fees on each listing, the work to do so becomes very time-consuming—especially on large portfolios.
The point of this update in ShowMojo is to make all this more manageable, so you can standardize how fees are displayed, reduce manual work, and get your units rented faster.
Do I have to disclose fees?
As of this writing, only three states have laws on the books that require specific fee disclosures. That’s why this update is designed to help you align with whatever rules apply to your market.
In locations that don’t require specific fee disclosures, you don’t have to use the extra fee fields.
In locations that require a single total price including mandatory fees, you can display the total while still breaking out what’s included.
What ShowMojo updated
Our update makes fee disclosure easier to enter, easier to display, and easier to keep consistent. Here’s what the update includes:
- User interface enhancements that help customers disclose applicable renter fees clearly.
- Updated syndication feeds so the listings you send from ShowMojo display fees appropriately on Zillow.
- ShowMojo–hosted listing pages, widgets, and JSON feeds also display disclosed fees so you stay consistent across all marketing channels.
- The Bulk Update functionality now has new fee fields where you can update fees for specific listing groups, all listings, or individual listings.
