In 2017, Mario Brown co-founded Affordable Upstate, a multifamily real estate investment firm dedicated to delivering modern, energy-efficient, affordable housing in Upstate South Carolina.
Brown began with the revitalization of a 63-unit property in Greenville/Spartanburg. Today, Affordable Upstate owns over 1,500 units.
This growth is a byproduct of a larger mission: to preserve and modernize naturally occurring affordable housing, enhance economic mobility for residents, and generate secure returns for impact investors.
Obstacles to Scale: Affordable Upstate
As Brown scaled his mission, he encountered property management issues.
Third-party management brought volatile labor costs and hindered the company’s ability to offer services that improve tenants’ financial health.
We want to see economic mobility built in. We want to see positive payments reflected with the credit bureau. We want to see a deposit alternative. We want to see flexible payment terms. All the things that we can never accomplish with our third parties.

So Brown opted to build his own property management arm. But the inevitable next question was, as he said: “Hey, how do we make this profitable relative to headcount?”
A Centralized Model of Multifamily Property Management
To answer that question, Brown partnered with Matt Foster to co-found NOAH Property Management.
As CEO, Foster built a centralized property management company.
“Traditionally you have on-site maintenance staff, you have on-site leasing staff. We essentially took that off of the property P&L and we operate our properties in regions, pods,” Foster said.
The Access Problem
Centralized services created a new challenge: unit access.
“A prospective tenant would call saying there’s no key in there. The last showing took the key. It was frustrating to both the tenant prospects and to our maintenance team whenever we couldn’t get access into a unit,” Foster said.
Rotating leasing staff meant delays when keys were lost or unavailable.
The MojoLock is the Key
“With centralized management, you need to be able to be crafty with access. And really be innovative with who’s in, who’s out, who can go, who can’t go. And the speed in which you can produce a code for a prospect, the authority you can assign a vendor… I think that’s all of it,” Brown said.
Foster selected MojoLocks and ShowMojo after evaluating several options.
With the MojoLock’s Versatile Access Code Options, NOAH Property Management distributes codes restricted by hour, day, or month. Vendors, staff, residents, and prospects who need access are just a four-digit code away. Only authorized parties, like the centralized leasing team, can provide access.
Another key advantage was that ShowMojo supports sequential-based access rather than relying on WiFi.
We had a huge hurricane in October where our units were without power for two to three weeks. Imagine if we were on a traditional Butterfly MX system and had to try to get access into each unit? It was great to be able to still provide that access into the units with your product.

ShowMojo’s integration with Entrata, which was in development when they signed on, later enhanced operations and remote communication. Specifically, the integration simplified operations and improved the remote team’s coordination with tenants and self-guided prospects.
The Synergies of Centralization and ShowMojo
By combining MojoLocks with Leasing Automation, NOAH Property Management merged remote access with automated leasing, which streamlined support and maintenance operations.
Maximizing the Value of Remote Leasing Services
Using ShowMojo, prospective tenants self-schedule showings on-demand and attend self-guided showings on evenings, weekends, or whenever is convenient. And they always have someone to talk to from NOAH Property Management if they need help with scheduling or unit access.
This creates a more accessible experience for prospective tenants, who typically earn 60-80% of the Area Median Income (AMI), and don’t have flexible schedules.
My question has always been: why would we ask the least of us to take off from their jobs in order to work around the leasing agent’s schedule? I wanted us to be more accessible to the market by having a wider range that our prospects can tour.

Because prospects self-schedule tours on-demand and self-tour outside normal business hours, the remote team always has someone to help.
Transforming the Role of the On-Site Leasing Service Team
NOAH Property Management used ShowMojo to simplify the entire scheduling process, which unburdened on-site leasing agents.
“It allows the leasing agents to be more customer success folks. Now we don’t have a leasing agent that’s sitting calling hundreds of people with no agenda. They’re dealing with one-off issues or folks who get stuck,” Brown said.
Foster added: ”It gets them out of their desks, into the units, walking the properties, and then they’re able to follow up with the residents on questions that our remote team cannot answer.”
This shift has made a game-changing difference in the speed at which Foster and his team turn units over.
Because of our efficiencies, they are there to make sure that unit is rent-ready. It used to be our average turn time was 30 to 40 days. Now because of ShowMojo, we’ve cut that half. So now our average turn is two weeks.

Unit turns are also significantly less expensive, since Foster doesn’t have to pay for new keys and a locksmith. “That used to be a huge expense, and getting new keys made is costly. So the ROI is significant there,” he said.
Improved Maintenance Resource Utilization
To demonstrate how significant centralizing maintenance services was, Foster explained:
“Sometimes I would go to a property and the maintenance crew was done at one o’clock. I’m like, what are you guys doing? They’d say we finished all our work orders. We never have that problem anymore because now we have, in each pod, four to five hundred units.”
To minimize drive time, each pod is organized geographically so maintenance crews can move from one property to the next.
“And this is where ShowMojo comes in as a very powerful resource for us… All of our maintenance team utilizes the ShowMojo access. Third-party vendors use ShowMojo,” he said.
Additional Efficiencies Incoming: The Entrata Upgrade
Much of the efficiencies NOAH Property Management gains with ShowMojo stem from securely distributing access codes to the right people, at the right time, for the appropriate duration.
With the Entratra/ShowMojo integration upgrade scheduled for release later this year, access distribution will become simpler and faster. This upgrade is going to:
- Simplify and accelerate secure access code distribution by allowing users to distribute codes and update Resident Access directly from Entrata.
- Enrich lead data sharing between Entrata and ShowMojo to include more granular information about leads coming from ShowMojo.
- Improve listing import customization between Entrata and ShowMojo.
