What is a Self-Showing?
Lockbox-based self-showings have been around for a couple of decades. They started as a niche activity using mechanical lockboxes or garage door keypads.
A self-showing is conducted when the home is vacant. The prospect contacts the property manager to see the home, and receives a code to tour the home on their own. The cost savings come from the lack of a showing agent.
This is very similar to the key checkout process, where the prospect would first stop at the leasing office to pick up the key, then tour the home, then return the key.
In the last few years, self-showings have broken out to become a more common leasing practice — propelled along with the extra security provided by inexpensive digital lockboxes and even smartlocks.
